Warranty Process on New Garrette Homes

Purchasing one of the new homes in Bremerton WA from Garrette Custom Homes gives buyers the peace of mind knowing they won’t face unexpected costly repairs in the near future. This grace period often helps buyers save more money, especially if they got into the habit of saving for their home’s downpayment. Plus, with a new home, you save money due to greater energy efficiency. However, even brand new homes have the occasional problem, and that’s where our warranty process comes to the rescue.

We offer a full year builder’s warranty on all workmanship and materials in your brand-new home. However, we take it further and provide a 2-10 warranty, as well. This means all electrical, plumbing and HVAC are covered for 2 years and all structural components for 10 years. Fortunately, if you’re unsure what is covered, everything is listed in the homeowner’s manual you receive when we hand you the keys to your brand new home. Even if you’ve misplaced the manual and other documents in your move, feel free to contact us to get a new copy.

Sometimes there will be things that homeowners may not realize are functioning poorly, but our experts know. This is part of the reason why we schedule two warranty appointments. The first is done 60 days after you receive your keys and the second is held after 11 months. Don’t worry, we’ll send you an email to remind you. We’ll also ask for a list of warranty items that you can fill in online at your leisure. These visits allow us to make sure things are functioning properly, but they’re also an opportunity for the buyer to raise any questions or concerns and to ensure everything is holding up properly.

Should you need to make a warranty request, it must be requested in writing, but we offer a handy form online to help you. You should check the warranty coverage first as listed in your homeowner’s manual under the Home Maintenance, Warranty and Care section. Even if you’re unsure, you can send in the request, as our customer service team evaluates every item for warranty coverage according to industry guidelines. We will then schedule someone to come out and take care of the repair. These are done during working hours on weekdays.

On the rare occasion there is an emergency problem, refer to the emergency contact list given at your new home orientation. If you don’t find the relevant contact, our customer service department can provide immediate assistance. Remember, your home must be within the one-year warranty. Emergencies are things such as a plumbing leak that requires all water to be turned off; a total loss of water (though check first with your local water department to make sure it’s not a  general outage); a complete loss of electrical  power (again, check with the local utility company first); a complete inability to heat your home; and a gas leak. If you do smell gas, leave your home immediately and call NW Natural.

When you purchase a previously owned home, you don’t have the benefit of a warranty and are more likely to be dealing with older buildings and appliances that can develop problems soon after you move in. This can be costly, unless you choose to buy homeowner’s insurance that covers issues like these, but even that is still an extra cost.
