Permitting and site development processes are some of the first headaches people have when trying to build their on their own land. However, when you work with Garrette Custom Homes, whether to build on your own lot, on our community lots, or land we find together, we handle these kinds of issues to make the building process much easier. From the very beginning, we provide an estimated cost of your plan, site development and any selections you’ve chosen. Our team guides you every step of the way and we also offer an educational New Home Building seminar to help you understand and successfully navigate building on your own land.
One of the perks of building on your own lot is often the option to choose a specific spot for your home. Garrette Custom Homes will work with you to help you find the perfect spot that provides the location and views you want while ensuring the location is sound and structurally stable for building. Once you have the ideal building spot, you then get to sit down with our New Home Sales Consultant to choose the design of your new home. We offer more than 30 home plans, the majority of which feature extensive structural and design options. You can easily take one of the floor plans and convert it into something uniquely you.
From there, you get to visit our 5,000-square-foot Design Studio where you add more of the finishing touches such as flooring, countertops, hardware and more to create your ideal home. If that feels daunting, don’t worry, our staff is here to help guide you through all of the choices.
While designing the home is typically the fun part, when building on your own land, there are other issues that often arise that can cause headaches. This is where Garrette Custom Homes excels. Our experienced site development team ensures that your lot will be properly prepared before any building begins. We clear the building site, including demolishing existing structures if needed and arrange for the removal of debris. All site work, including grading, excavation, and road work is overseen by our own team and done by our trusted trade partners.
On top of preparing the land, we also coordinate the connection of utilities, such as water, electricity, and sewage. These are elements that don’t always come to mind when you first dream of building on your own lot. If your home requires a well or septic system, we will manage their installation. We also coordinate the design and installation of fire sprinklers, if necessary. Our Site Managers and in-house Permitting Department keep everything running smoothly and obtain all the necessary building permits for your project.
Most importantly, we’ll let you know upfront how much your new project will cost, from site work to design and construction. There are no hidden fees to surprise you during the process. Our simple pricing model makes it easy to know whether your new home will fit your budget. The result is a smooth building process and your dream home.
